1. A provisional booking date may be held by telephone and will be held for four days pending receipt of a completed booking form and full deposit or payment as appropriate.

2. A deposit of £100.00 per week is required with the completed booking form. Confirmation of bookings will normally be made within seven days of receipt of deposit. Once the booking is confirmed the deposit will be non-refundable but will be deducted from the full rental amount. A refundable security deposit of £150.00 will be payable with the final balance.

3. At the time of confirmation an account will be issued showing the balance due. This is payable TEN weeks prior to the date of departure together with the returnable security deposit of £150.00. Bookings made within TEN weeks of departure are payable in full at the time of booking.

4. The owners reserve the right to cancel the booking if payment has not been received in accordance with item three above.

5. The client may cancel the booking at any time after it has been confirmed. Cancellation must be in writing. The following cancellation charges will apply to all bookings. More than 70 days departure, loss of deposit. Within 70 days, 100% of rental charges.

6. The owners cannot accept, be responsible for or be liable in respect of loss, damage or changes caused by FORCE MAJEURE (e.g. Strikes, floods, airport closure, adverse weather conditions, war, riots, terrorist activity, fire natural or nuclear disasters).

7. The accommodation provided is only for the use of persons named on the booking form. Florida state law prohibits subletting, sharing or assigning. Any persons not showing on the booking form will be asked to leave.

8. Rental homes in Florida are governed by numerous laws and must be licensed for rentals. The property is governed by the same rules as hotels for safety standards. And it is checked by inspectors on a regular basis to ensure that everything is in order.

9. The house must be vacated by 10.00 AM on the day of departure unless otherwise arranged and agreed. Clients may gain access to the house after 4.00 PM on the day of arrival. These timings are important to ensure adequate time for our cleaners. Client's who do not vacate the property at the assigned time of 10:00 a.m. will lose the right to the security deposit being refunded.

10. No inventory items must be removed from the house at any time. This includes linens and towels. Any breakages or damage must be reported to the management company at once.

11. Clients will be required to pay a returnable security deposit of £150.00 with the final balance and the deposit will be refunded normally within 21 days after the holiday. Any breakages or damage will be deducted. If the house is left in an unusually dirty state, a charge of up to £60.00 for extra cleaning may be deducted.

12. Persons under the age of Twenty-One must be accompanied by an adult.

13. Any problem should be referred immediately to our U.S. management company. Complaints not reported until your return will not be dealt with sympathetically.

14. Heated pool. We cannot guarantee the temperature of the pool, as this will vary according to several factors; the main one being the prevailing weather conditions. It is not normally considered reasonable to expect to swing out of doors at air temperatures below 45f.

15. To comply with EC Regulations and for your own protection, all clients must have personal and cancellation insurance cover. It is the client's responsibility to ensure that the insurance purchased covers ALL the activities entered into on the holiday.

16. Force Majeure and Acts of God. - No liability whatsoever will be accepted for any enforced change in travel arrangements because of war, inseccection, riot, invasion, coup d'etat, terrorist activity, natural or nuclear disaster, adverse weather conditions, damage to roads or railway lines, fire (whether natural or not) or any other cause outside our control.

17. We do not accept responsibility or liability for any accidents, injury, illness or damage caused to any person, which may be sustained during the rental period.

18. All children must be supervised at all times especially when using the swimming pool, diving is not permitted into any part of the swimming pool, glass ware should not be taken into the swimming pool or into the swimming pool area, plastic items are provided for use in the swimming pool area.

19. The signing of the booking form constitutes acceptance of the above conditions and shall be a warranty that he/she has the authority to act for and on behalf of all persons named on the booking form.

20. No other person other than those stated on the booking form should occupy the property. We reserve the right to refuse admittance, cancel the accommodation without refund if this condition is not observed.

21. If additional guests are found to be staying at the villa and are not named on the booking, the security deposit will be taken as payment for your additional guests.
